About the Role
The onsite Commercial Property Manager is responsible for the day-to-day management, operation, and maintenance, in Watertown, CT.
This role ensures that the properties are operated according to the highest standards, maintaining compliance with leases and all applicable laws and regulations, while preserving the Owner’s interests.
Key Responsibilities
- Responsible for the day-to-day management activities of the buildings.
- Manage daily operations of the Project, including buildings, grounds, and appurtenances.
- Maintain the Project in compliance with all relevant laws, regulations, and fire codes.
- Secure full compliance with lease terms and conditions.
- Operate and maintain the properties to the highest achievable standards consistent with the Owner’s expressed plans.
- Daily Monitoring of Building Management Systems.
- Lease Administration.
- Manage tenant leases, including negotiating lease renewals
- Serve as the primary point of contact for tenants, handling tenant inquiries, complaints, and lease compliance issues.
- Prepare space leases using Owner-provided lease forms and terms.
- Be on call after normal business hours.
- Respond to emergencies and after-hour calls.
- Coordinate all tenant onboarding and off boarding.
- Arrange for utility, maintenance, and other services as required for property operations.
- Coordinate with vendors and contractors for services, repairs, and capital improvements.
- Seek written bids for any capital improvements unless directed otherwise by the Owner.
- Work with preferred contractors as requested by the Owner.
- Maintain awareness of property insurance policies.
- Oversee on-site field engineer.
- Manage staff schedules, tasks, and performance to ensure effective property operations.
- Work hand in hand with ensuring all maintenance requests in a timely manner.
- Assist in preparing annual budgets for property operations, maintenance, and capital expenses.
- Timely invoice approval.
- Monitor and report on monthly expenses and cost-reduction measures.
- Make written recommendations on improving operational efficiency and reducing utility and maintenance costs.
- Oversee all repairs and maintenance required under leases and the Basic Documents.
- Authorize emergency repairs to protect life, property, or prevent further damage, promptly notifying ownership.
- Maintain comprehensive records of maintenance agreements, scheduled inspections, and all remediation or repair activities.
