MassMutual announces Springfield and Boston expansion

MassMutual has announced plans to expand its Springfield MA operations and open a new Boston MA office. MassMutual will open a 300,00 SF office in Boston’s Seaport District in 2021. The office is planned to accommodate over 1,000 employees. Additionally, the Springfield-based insurer will close its Enfield CT operations and relocate 1,600 employees to its Springfield headquarters (which will undergo $50M in renovations). The State of Massachusetts is providing $46M of incentives for the proposed expansion.

SIOR CT/WMASS chapter releases latest market survey

SIOR’s Connecticut and Western MA Chapter recently released its latest market survey, reflecting market activity for Q3 & Q4 2017 as well as its members outlook for 2018.

No major surprises in its 2018 Outlook. In 2017 the industrial sector continued to outperform the office sector and the outlook is for more of the same in 2018. That said, almost half its members believed the markets would remain about the same as 2017.  Most members also believe vacancy rates in the industrial sector will continue to decline, as lease rates increase.

Of note, although one would believe new, speculative development would increase with the tightening industrial market, most members do not believe that to be the case. This is likely due to the disconnect between the cost of construction versus market rents.

Seaman Paper Company plans to construct a new warehouse in the Orange Industrial Park. The proposed 165,000 SF facility at 10 Lucci Drive, Orange has been approved by the town planning department. Once plans are approved by the town water department, the project is expected to take up to one year to complete.
