Looking for a property management firm to manage your property?  Looking for a new property management firm? There are a lot of good property management firms but it is important the firm you hire is in line with YOUR values. One size does NOT fit all.

Trait #1: Does your property management firm Care?

Are you just another account or do you believe your property manager truly cares about you, your tenants, your vendors, and your property, or are you just another account? Does your property manager treat your property like they are the owner? Do they know how to treat your property as an owner? 

Trait #2: A Competent, Collaborative and Transparent Business Culture

Your lawyer, accountant, the financial planner should be a part of your trusted team. Your property management team should be a part of that team. Competency, collaboration, and transparency create trust.

Does your property manager know what they are doing? Do they collaborate with you and fully understand your goals? Are they transparent? Do they provide you the reporting you believe is necessary to make you comfortable with your asset?

Trait #3: Organization

Do you have a point person? Is it clear who that point person is? Is it clear to you that the property management team understands their roles within the team?

One of the reasons you hire a property management team is to make your life easier. Does your team make your life easier?

Trait #4: Flexibility

Large property management firms have access to and work within fantastic systems.

But are they flexible? Do you need flexibility in your property manager or does the “machine” work for you?

Trait #5: Tech Savvy and Information Sharing Culture

Technology is changing quickly in the property management field.

How do you want your property management company to interact with you…your/its vendors…YOUR tenants???

Emails, texts, and apps are good for some landlords and some tenants but, again, not for everyone!! How do you expect YOUR property management firm to communicate?
